LETTER FROM SELLER OF WARREN LANE TO BUYER:

Dear Buyers,

We wanted to share with you what makes the Larkey Neighborhood and Warren Lane in particular so special to us here at 2491 Warren Lane, Walnut Creek.

We moved into this neighborhood 26 years ago because of a job transfer. We knew nothing about the area and had only a Thomas Guide map book and a book with school scores to help us pick a home. We wanted a home with (1) good schools and (2) easy access to the freeway and BART. Never did we expect that this neighborhood and this house would be so much more. It has been an amazing place to raise our two children. They are both grown and out of the house on their own now, but they are both sad about us leaving this home and neighborhood. So many cherished memories were created in this home and we hope the same will be the case for the future buyers.

Our lane is used daily by faithful dog walkers, joggers and kids walking to school. Our immediate neighbors are wonderful and we’ve built great relationships over the years. It’s wonderful knowing your home is safe while away on vacation because you have neighbors who care and look out for each other. They will take in our garbage bins and pick up our mail anytime. Something unique about Warren Lane, that we really love, is that it is a private street. Cars that drive through our lane either live here or are visiting someone that lives here. We appreciate that our kids could safely play or ride their bikes down our lane since there is very little car traffic. We have two annual potluck block parties – one in the summer, and the other on Halloween where we sit in our neighbor’s driveway, and just enjoy the company. We are also a short walk to Buena Vista Elementary School, which has a great little playground structure and a large grass area where soccer and little league are played. The local dog owners have created a self-made dog park where they meet every night slightly before dusk. The local dog owners are kind and friendly, and if the future buyers have a dog, they will welcome you right in.

The main reason we chose this area is because of the highly rated schools. The high-quality education extends from elementary through high school. The Acalanes School district is rated one of the highest in California. Our kids walked to Buena Vista Elementary school and we are a short drive to both Walnut Creek Intermediate and Las Lomas High School. Something special to note is that both our kids are still good friends with their elementary, middle and high school friends because of the collegial culture and quality of students.

The Larkey Neighborhood is an ideal location in Walnut Creek, because you have easy access to BART and the freeways and a very quick drive (or even walk in the summer) to Downtown Walnut Creek, enjoy outdoor dining at the delicious restaurants and do some shopping at Broadway Plaza, or watch a movie at the Walnut Creek AMC. There are also great trails to bike or walk. We walk the trails every weekend. You are also a short distance to Larkey Private Swim Club where our kids swam every summer from age 5 until 18. The swim club is like a family where our children formed life-long friendships, participated in camp-outs, learned about hard work, and gained a home away from home. We also went to the swim club during the warm summer months for barbeques and relaxation.

When we bought our house, we were excited to have a huge backyard for the kids and dog to play. We have had soccer nets, hockey nets, trampolines and tents set up at various times during our tenure. Our home became THE home for our kids' friends to come play and hang out because of the space. There is great shade during the days and there’s always a nice breeze on summer nights. If the blueberry plants cooperate, you can expect a couple of gallons of blueberries in the summer. In some years, the apricot tree has produced so many apricots, we couldn’t keep up with picking them all.

On a side note, Warren Lane is scheduled to be completely repaved this year once the rain stops. All the homeowners on the lane have chipped in to pay for this great improvement. Rest assured 2491 Warren Lane has already paid their portion.

As you can see, we sincerely love our home on Warren Lane. We truly feel blessed and fortunate to have lived in the Larkey Neighborhood. It is hard for us to leave this neighborhood and our friends, but we sincerely hope that you will create as many wonderful memories here as we have!
